VI.      MATTERS AT HAND

 

A.        Request for Design Review approval for a one-story 1,140-square foot accessory medical building on an existing .65-acre developed lot located at 85 La Plaza in the C-1 zoning district and La Plaza Specific Plan area.  This project is categorically exempt from further review under the California Environmental Quality Act (CEQA) Guidelines, Section 15303 (New Construction of Small Structures).

B.         Request for Design Review approval for nine single-family units and three second dwelling units; and, a Conditional Use Permit to allow a fence that exceeds the 3.5 foot maximum height requirement in a front yard setback of lot 6, at the Gilman Ranch Subdivision located at 850 West Cotati Avenue.  A Mitigated Negative Declaration was previously approved for this project.

C.         An amendment to the La Plaza Specific Plan modifying Section 4.5.3 (Build-To Lines and Setbacks), and any related provisions, to decrease the required front yard setbacks, and certain side yard setbacks of corner lots, within the La Plaza Specific Plan area.

 

Streets within the La Plaza Specific Plan area include all or portions of La Plaza, West Cotati Avenue, East Cotati Avenue, Old Redwood Highway, East Sierra Avenue, West Sierra Avenue, Henry Street, Charles Street, Arthur Street, George Street, William Street, and Olaf Street.

 

An Initial Study and Mitigated Negative Declaration have been prepared for the proposed amendment in accordance with the guidelines of the California Environmental Quality Act (CEQA).
